The Town acquired 739 Balm Beach Road East in 2019. The property is 19.2 acres in size and servicing for municipal water, wastewater, natural gas and high speed internet services are available on Balm Beach Road East. The Town’s intent is to see the property developed for affordable housing, supportive housing or an institutional use which must includes an affordable housing component. All housing provided on the property must be a mix of tenure including rental and freehold.

The Town is interested in selling the property to a Proponent(s) who will develop the property in a timely manner to achieve these housing objectives that are needed for the community. Through this RFP the Town wants to engage interested Proponent(s) to determine a viable project that maximizes the utilization of the lands while recognizing that the housing options sought may have affordability challenges.

The Town is a lower tier municipality within the County of Simcoe and it is the County who is responsible for the provision and funding for affordable and social housing. The County may have partnership interests and the Proponent(s) should approach the County separately. As time is of the essence for the development of this property the Town may not accept proposals that are conditional on funding from another organization, the County, Provincial or Federal agency. The Town will not partner with any Proponent(s) on ongoing operational or capital costs.
